Hotel Policies

• Minimum Age for Check-in: 21+
• Identification: A valid photo ID is required at check-in.
• Credit Card: A credit card is required at check-in for incidentals.
• Check-in: If you book a reservation and intend for someone else to check in, please ensure that person is added to your reservation prior to their arrival.
• Early Check-in/Late Check-out: Requests are subject to availability and may incur an additional charge. Please contact the front desk for further details.

• Check-in: 3:00 PM
• Check-out: 11:00 AM
 
After-Hours Check-ins
If you plan to arrive after the front desk has closed (refer to our Front Desk hours on the Welcome page at pelhamhouseresort.com), please contact the front desk for late check-in instructions.
 
Room Rate & Availability
The quoted room rate is per night, based on the details provided in your reservation. Any changes to the reservation may affect the nightly rate and/or availability. While we cannot guarantee specific room numbers or locations, we will do our best to meet your requests.
 
Deposit Policy
• Deposit: A 50% deposit is required for bookings made up to 15 days prior to arrival. For bookings made within 14 days of arrival, full payment will be processed at the time of the booking.
• Final Payment: The remaining balance will be processed 14 days prior to arrival using the card on file. If you wish to use a different payment method, please contact the front desk before that time.
 
Cancellation Policy
• 14 days or more before arrival: Deposits will be refunded, minus a $20 cancellation processing fee.
• Within 14 days of arrival: Deposits are non-refundable.
 
Modification Policy
• Reservations may be modified up to 14 days prior to arrival. Please note that minimum stay requirements may prevent reductions in room nights.
• Third-party Reservations: Reservations made through a third party cannot be modified directly on the property. Please contact the third-party provider for assistance.
 
 
Damage and Smoking Policy
• Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each room. Any costs associated with repairs and/or replacement will be charged to the registered guest.
• Smoking of any kind in guest rooms or on guest balconies is not permitted and will result in a $250.00 restoration fee.
 
Pet Policy
We are a non-pet-friendly property; however, we fully comply with the Service Animal Law, primarily enforced through the Americans with Disabilities Act (ADA). If a pet is found in the room that is not a recognized service animal, a $250.00 fee will be applied. Additionally, service animals cannot be left unattended in rooms.
 
Dining Reservations
We highly recommend making dining reservations in advance, especially during peak times. Please be aware that restaurant hours may vary seasonally. For assistance with dining reservations or to check availability, please do not hesitate to contact us.
